The 30-year fixed mortgage rate averaged 7.28 percent for the week ending October 1, 2026, per Freddie Mac's Primary Mortgage Market Survey, up from 7.03 percent the week before and the highest reading since November 2023. For buyers in Grand Blanc, Fenton, Linden and Davison, the higher rate makes preparation matter more, but fall inventory is still running ahead of spring in most of the region. Here is what the first week of October means for buyers across Genesee and Livingston counties.
What a 7.28 Percent Rate Actually Costs
Freddie Mac's survey put the 30-year fixed at 7.28 percent for the week ending October 1, its first weekly reading of October, while the 15-year averaged 6.60 percent. On a $350,000 loan, principal and interest comes to roughly $2,395 a month at 7.28 percent, about $59 more than the same loan at 7.03 percent a week earlier. Those are planning numbers, not quotes: your actual rate depends on credit, loan program, down payment, and lock timing.
Rates Are Higher, But Buyers Have Levers
- Seller concessions: Michigan buyers can negotiate up to 3 percent seller-paid costs on a conventional loan and 6 percent on FHA, which can cover points, closing costs, or a temporary rate buydown.
- Rate buydowns: Paying points at closing lowers the payment for the life of the loan, or a 2-1 buydown lowers it for the first two years while income catches up.
- Lock early: Rates move week to week; a 60-day lock can protect your terms through a mid-December closing date.
Concession limits per Fannie Mae and FHA guidelines. Loan programs and terms vary by lender.
Grand Blanc: The Most Choice in the Region
Movoto's September snapshot puts Grand Blanc's median list price near $324,900 with roughly 331 active listings and a median 47 days on market, while Redfin's most recent month shows a median sale near $301,000. October historically brings a second wave of fall listings as sellers list before the holidays, so prepared buyers in established subdivisions served by Grand Blanc Community Schools should have solid selection through late October.
Fenton: The Premium Holds
Fenton remains the region's higher-priced resale market. Redfin puts the 48430 median sale near $406,000 as of September, Zillow's average home value sits near $370,890, up about 2.9 percent year over year, and well-priced homes in the competitive lake-country ZIP go to pending in about nine days. New construction along the Fenton-Fenton Township corridor, including Cider Creek and the Fairways of Spring Meadows area, keeps giving buyers a second path into the market.
Linden: Thin Supply Moves Fast
Linden's supply stays thinner, with Redfin's city-level median sale near $320,000, up about 2.8 percent year over year, and the wider 48451 ZIP showing about 111 active listings with a three-month median near $390,000 that includes lake-country homes. Well-priced Linden homes in the Linden Community Schools district typically go under contract in about 25 days, so buyers should watch new listings closely and tour the day they appear.
Davison Remains the Value Play
Davison continues to offer the region's most approachable entry point. Movoto lists a median near $291,000 with roughly 166 homes for sale, and Redfin's 48423 figures show a median sale near $280,000 with about 23 days on market and sale-to-list ratios near 99.3 to 99.6 percent. For buyers stretching a budget, Davison's balance of price, Davison Community Schools, and commute access to Flint and Oakland County remains hard to beat.
The Pre-Thanksgiving Closing Window
If closing before Thanksgiving matters, the typical 45-day path means going under contract by about October 12, finishing inspections and appraisal by late October, and clearing to close by mid-November. Our week-by-week Thanksgiving calendar lays out every deadline. Sellers who list in October often price realistically to close by year end, which keeps negotiating room available into early November.
What Buyers Should Do Right Now
Three steps set October buyers up for success: get a full pre-approval so you can lock the moment the loan works, compare communities against the latest active inventory, then tour with an agent who knows street-level conditions in each market. Rates above 7 percent push monthly costs, but seller concessions, buydowns, and an honest comparison of Grand Blanc, Fenton, Linden, and Davison can offset much of the difference. Reach out today and let us show you what this market offers.
