Mortgage rates moved higher again in the second week of October, and the fall market across Grand Blanc, Fenton, Linden, Columbiaville and Tyrone Township is answering with steady values and seasonal inventory. The national average 30-year fixed rate reached 7.40 percent for the week ending October 8 per Freddie Mac, up from 7.28 percent the week before. For buyers and sellers in Genesee, Livingston and Lapeer counties, the practical picture is unchanged: more homes to choose from than last spring, values holding their gains, and a clear closing path before the holidays for anyone who acts in the next couple of weeks.
What a 7.40 Percent Rate Actually Costs
Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed rate at 7.40 percent for the week ending October 8, up from 7.28 percent the prior week and 6.30 percent a year earlier; the 15-year fixed averaged 6.60 percent the same week. On a $350,000 loan with 20 percent down, principal and interest comes to roughly $2,423 a month at 7.40 percent, about $28 more than at 7.28 percent and about $256 more than the 6.30 percent average of a year ago. Those are planning numbers, not quotes; your actual rate depends on credit, loan program, down payment and lock timing.
A Higher Rate Is Not the Only Lever
- Seller concessions: Michigan buyers can negotiate up to 3 percent seller-paid costs on a conventional loan and 6 percent on FHA, which can cover points, closing costs, or a rate buydown.
- Rate buydowns: Paying points at closing lowers the monthly payment for the life of the loan, or a 2-1 buydown lowers it for the first two years.
- Lock early: Rates are moving weekly; a 60-day lock can protect your terms through a mid-December closing date.
Concession limits per Fannie Mae and FHA guidelines. Loan programs and terms vary by lender.
Grand Blanc: Supply Holds, Pricing Steady
Movoto's September snapshot puts Grand Blanc's median list price near $324,900, up about 8 percent year over year, with roughly 331 active listings and a median 47 days on market, while Redfin's city-level median sale lands near $301,000. October typically brings a second wave of fall listings as sellers who waited through summer list before the holidays, so buyers in subdivisions served by Grand Blanc Community Schools still have real choice and room to negotiate.
Fenton: The Region's Premium Holds
Fenton remains the highest-priced resale market of the group. Movoto lists a median near $397,000 with roughly 250 active homes, Zillow's average home value holds near $366,570, up about 3.8 percent year over year, and Redfin's 48430 median sale sits near $406,000. Well-priced homes in the competitive 48430 ZIP still go pending in about nine days, so the right match in Fenton rewards buyers who are pre-approved, toured and ready to write a clean offer the day a listing goes live.
Linden: Thin Supply Moves Fast
Linden's supply stays thinner, with about 73 active listings per Movoto, Zillow's average home value near $344,000 and Redfin's three-month median sale around $320,000. Well-priced Linden homes in the Linden Community Schools district draw visits quickly and typically go under contract in about 25 to 30 days. Buyers who want the village feel and lake-country setting should watch every new listing closely and tour the day it appears.
Columbiaville & Tyrone Township: The Rural and Lake-Country Markets
Two communities often sit out of the weekly rate headlines, but they matter to buyers who want acreage, water access or a slower pace. Columbiaville, a village in Lapeer County (ZIP 48421), carries a Zillow average home value near $264,963, up about 6.6 percent year over year, with a small inventory of roughly 16 to 40 active listings depending on the source. The property mix runs from older village homes to cottages near Barnes, McKeen, Miller and Long lakes in the Holloway Reservoir country, plus custom-built homes on acreage; homes here spend more time on market, closing to around 80 days, which gives buyers room to inspect and negotiate.
Tyrone Township, just across the line in Livingston County with a Fenton mailing address, is the faster-moving rural market. Census-based estimates put its median home value near $418,300, homes in the surrounding Fenton market typically go pending in about eight or nine days, and the mix includes lakefront homes, subdivisions and acreage served by Hartland Consolidated Schools. For new construction, Tyrone Township is home to Big Sky Development's Oaks of Tyrone, with custom homesites from about $629,900.
The Pre-Holiday Closing Window
If closing before Thanksgiving matters, the calendar is now tight. The typical 45-day path means going under contract by about October 12, and with the second week of October already here, most buyers should plan on a closing in early to mid November for a home found this month. Our week-by-week Thanksgiving calendar lays out every deadline. Sellers who list in October often price realistically to close by year end, which keeps negotiating room available into November.
What Buyers Should Do Right Now
Three steps set October buyers up for success: get a full pre-approval so you can lock the moment the loan works, compare communities against the latest active inventory, then tour with an agent who knows street-level conditions in each market. Rates above 7.4 percent push monthly costs, but seller concessions, buydowns and an honest comparison of Grand Blanc, Fenton, Linden, Columbiaville and Tyrone Township can offset much of the difference. Reach out today and let us show you what this market offers.
