Southern Michigan is the last part of the state to reach peak color, and the 2026 forecast points to a vivid, near-average season. Color typically begins showing here around early October and peaks in the second half of the month, usually the last week of October, when the lake country between Fenton and Linden and the farm roads around Tyrone Township and Columbiaville turn brilliant. Here is the verified 2026 timing, the best local spots to catch it, and what the season means for home buyers and sellers.

When Peak Color Arrives in 2026

The Old Farmer's Almanac's 2026 fall color forecast expects a near-average season, with cooler, drier conditions across the Great Lakes that can set up especially vivid color in our part of the state. Forecasts from WWMT and ClickOnDetroit put the southern Lower Peninsula on a clear schedule: color begins showing around October 2, peaks in the south half of the state in late October into early November, and the Halloween weekend around October 31 is often called the sweet spot for southern Michigan. Historically, southern-Michigan peak color lands in the Oct. 18 to 28 window, so mid-to-late October is the safe planning target.

Weather decides how long it lasts. Cool nights in the upper 30s to low 40s followed by clear, warm afternoons hold the color longer, while warm spells, heavy wind, or rain shorten it. Because these are predictions, check a live color map before a long drive; every spot below is worth a visit regardless, since the lake views and trails carry their own appeal all month.

The Southern Links Trailway: Columbiaville to Otter Lake

The standout for fall color is the Southern Links Trailway, a roughly 10-mile paved rail-trail that runs from Columbiaville through Otter Lake toward Millington. The route is tree-lined for most of its length, and trail sources describe the color as spectacular in the fall months. It handles walking, biking, and inline skating on an easy grade, which makes it an ideal family outing that starts and ends in the village you are considering for a home.

Holloway Reservoir Regional Park

Just west of Columbiaville, Holloway Reservoir Regional Park (7240 N. Henderson Rd., Davison) is Genesee County's 5,500-acre regional park wrapped around the roughly 1,975-acre Holloway Reservoir on the Flint River. A hardwood shoreline and a no-wake reservoir make it a calm choice for a leaf-peeping drive, a canoe or kayak paddle, or shoreline fishing for walleye, crappie, bass, and northern pike. Its wooded, water-framed views are exactly what fall buyers picture when they tour acreage in the Columbiaville area.

Seven Ponds Nature Center

About 10 miles from Columbiaville, Seven Ponds Nature Center in Dryden offers forest, pond, and meadow trails through some of the region's most reliably colorful habitat. The center's own autumn programs advertise the fall display, and the mix of open water and hardwoods keeps the color interesting for weeks. It is a peaceful half-day trip that pairs naturally with a drive home through Tyrone Township farmland.

Creasey Bicentennial Park in Grand Blanc

For a spot close to home, Creasey Bicentennial Park (1505 E. Grand Blanc Rd., Grand Blanc) covers about 211 acres with rustic walking trails plus the 2.8-mile paved Bicentennial Park Pathway, which runs past a small lake between Grand Blanc Road and Hill Road. It is an easy, uncrowded paved loop that suits a stroller-friendly stroll or an afternoon run, and it gives Grand Blanc families a local way to catch the changing trees without leaving town.

Scenic Drives Through the Lake Country

The most rewarding way to see color is simply to drive it. The lake-dotted countryside between Fenton and Linden, especially around Silver Lake and Lake Ponemah, pairs warm autumn canopies with water reflections at every turn. Farther out, the rural roads threading the Columbiaville, Otter Lake, and Millington corridor run beside the trailway and deliver classic Southern Lakes views, while Tyrone Township's rolling farm roads between Fenton and Linden show off historic barns against hardwood forest. If you want a bigger loop, For-Mar Nature Preserve near Flint is a well-known Genesee County fall stop.

Upcoming Festivals Around the Color

Early October lands two community festivals right as color builds. The Fall Davisburg Festival and its antique market returns Saturday, October 10, 2026, at Springfield Oaks County Park in Springfield Township, and Davison's Pumpkin Festival also falls on Saturday, October 10, 2026. In Columbiaville, the village's signature fall traditions, the annual Chili Cook-Off and Halloween ATV Parade, are historically held the first Saturday of October, with official 2026 dates typically posted on columbiaville.org closer to the event. For the Halloween lineup across the region, see our October events guide. Confirm each date directly with the host before you go, since schedules shift.

What the Season Means for Buyers and Sellers

For sellers, peak color is a curb-appeal gift. October's low golden light makes listing photos warm and inviting, and on the larger wooded lots common in Tyrone Township and Columbiaville, the canopy itself becomes a selling feature. Keep walkways raked and clear of leaves before photos and showings, and schedule shots in the late afternoon when the neighborhood looks its best.

For buyers, October is one of the best months to judge a neighborhood honestly. School is in session, leaves are turning, and streets fill with rakes, pumpkins, and neighbors out on porches. Touring now also shows how a home holds up in cooler weather and how much tree cover your yard will get. On financing, the 30-year fixed rate stood near 6.95 percent on the September 17, 2026 Freddie Mac survey, so ready buyers with a full pre-approval can lock current terms and focus on the right home.
